1. Information We Collect

We collect information you provide directly (such as name, email, phone number, and organization), information related to your investor profile and subscription activity, and limited technical data (such as IP address and device/browser details) to secure and operate the portal.

If you connect a Google account, we also collect the email and calendar data you authorize us to access.

If you provide a phone number or opt in to SMS communications, we collect your phone number and records of messages sent to you.

2. Google Workspace Data (With Your Consent)

When you connect Google, you authorize us to access your email and calendar data to identify and record activities related to your real estate work and the administration of businesses you co-own with Bellamare Development LLC.

We only access the data you explicitly authorize and only for the purposes you enable in the Services. You may revoke access at any time.

• We request the minimum Google OAuth scopes needed to provide the features you enable.
• We access Gmail and Calendar data only to identify, record, and organize work-related activities you authorize.

3. How We Use Information

We use your information to provide portal access, manage invitations and subscriptions, communicate with you, maintain security, and comply with legal obligations. We use connected Google data only to deliver the features you enable and to support your real estate workflow.

We do not use Google user data for advertising, we do not sell it, and we do not allow third parties to use it for their own purposes.

4. SMS/Text Messaging

If you provide your phone number and consent to receive text messages, we may send you SMS messages for the following purposes:

• Authentication: One-time passcodes (OTP) to verify your identity when logging in.
• Document requests: Reminders to upload monthly credit card statements, merchant statements, or gas invoices.
• Notifications: Alerts that a new message is waiting for you in the portal.

Message frequency: Message frequency varies based on your account activity. You may receive up to approximately 10 messages per month.

Message and data rates may apply. Your carrier's standard messaging and data rates apply to any messages you send or receive.

Opt-out: You may opt out of SMS messages at any time by replying STOP to any message we send. After opting out you will receive one final confirmation message. You may also contact us at investors@bellamaredevelopment.com to opt out.

We do not share your phone number or SMS opt-in data with third parties for their marketing purposes. SMS consent is not a condition of purchase or use of any Bellamare service.

Carriers are not liable for delayed or undelivered messages.

5. Google API Services User Data Policy

Our use and transfer of information received from Google APIs adheres to the Google API Services User Data Policy, including the Limited Use requirements. We do not use Google user data for advertising, we do not sell it, and we only use it to provide or improve user-facing features you request.

We do not use Google user data to develop, improve, or train generalized AI or machine learning models.

6. Sharing

We do not sell your personal information. We may share data with trusted service providers (e.g., hosting, email, document storage) under confidentiality obligations and as required by law.

We do not transfer Google user data to third parties except as needed to provide the Services or comply with legal requirements.

7. Security

We employ administrative, technical, and physical safeguards to protect your information. No system is perfectly secure; use strong passwords and protect your login credentials.

Access to Google user data is limited to authorized personnel and used only as needed to provide support, maintain security, or comply with law.

We protect data in transit and at rest using industry-standard safeguards.

8. Data Retention

We retain information as needed to provide services, meet legal and compliance requirements, and maintain records of investment activity.

For connected Google data, we retain it only as long as needed to provide the Services or as required by law or contractual obligations.

9. Your Choices & Consent

You may update your profile information in the portal. You can revoke Google access at any time in your Google account settings or by contacting us; revoking access may limit or disable features that rely on Google data.

10. Cookies & Analytics

We may use cookies or similar technologies to maintain sessions, improve performance, and analyze usage. You can adjust browser settings to limit cookies, though some features may not work.

11. California Privacy Rights (CCPA/CPRA)

If you are a California resident, the California Consumer Privacy Act (CCPA), as amended by the California Privacy Rights Act (CPRA), provides you with the following rights regarding your personal information:

• Right to Know: You may request that we disclose what personal information we have collected, used, disclosed, and sold about you in the preceding 12 months.
• Right to Delete: You may request that we delete personal information we have collected from you, subject to certain exceptions.
• Right to Correct: You may request that we correct inaccurate personal information we maintain about you.
• Right to Opt Out of Sale/Sharing: We do not sell or share personal information for cross-context behavioral advertising.
• Right to Non-Discrimination: We will not discriminate against you for exercising any of your CCPA rights.

To exercise these rights, submit a verifiable request through our CCPA form. We will respond within 45 days as required by law. We may need to verify your identity before processing your request.

12. International Users

Our services are intended for U.S.-based investors. If you access from other regions, you consent to processing in the United States.

13. Updates

We may update this Privacy Policy periodically. Continued use after changes are posted indicates acceptance.
